  • Transfer tax (or VAT for new properties): If you’re purchasing a resale property, you’ll pay a 7% transfer tax (ITP) in Andalusia. However, if the property is newly built, you’ll instead pay 10% VAT (IVA) plus 1.2% stamp duty (AJD). These taxes are calculated based on the official purchase price and are typically paid shortly after signing the purchase agreement.
  • Notary and Land Registry fees: Every property purchase in Spain must be formalised in front of a notary, who prepares and certifies the deed of sale (escritura pública). Notary fees are government-regulated and generally range from €600 to €1,200. Once signed, the deed must be registered in the Land Registry, which ensures legal ownership. Registration fees usually cost between €400 and €1,000.
  • Legal and administrative fees: It’s highly recommended to hire an independent lawyer to represent your interests, verify documents, and ensure a smooth transaction. Legal fees are typically between 1% and 1.5% of the purchase price. Many buyers also choose to use a gestor (administrative agent) to handle paperwork, tax filing, and registration.
